Design Concepts
Our architectural designers then hit the electronic drawing board and come up with multiple designs ideas. We meet again to present and discuss these designs with you and finalise one of them, with amendment as may be required.
Architectural Drawings
Once the designs are finalised, our architectural CAD technicians then turn the designs in to full architectural drawings along with front, rear and side elevations. Before submitting the final drawings to the Local Planning Authority (LPA), we send electronic copies to you for your review and approvals.
Submission and Approvals
Most new buildings or major changes to existing buildings or to the local environment need consent - known as planning permission. Without a planning system everyone could construct buildings or use land in any way they wanted, no matter what effect this would have on other people who live and work in their area.
Your local planning authority is responsible for deciding whether a development - anything from an extension on a house to a new shopping centre - should go ahead
The drawings approved by you are then submitted to LPA by ArchDezine. We maintain a constant liaison with the Planning Officer, providing them with any further details that they may ask for or making amendments to the drawings if the PO requests. We take complete responsibility till a decision is made by the LPA.
3D Visualisation
Walkthroughs in 3D is an excellent way to visualise your dream in virtual reality. We use the latest in technology to produce these 3D visualisations and demonstrate them to you through portable devices. This is an optional service.
Building Regulations
While LPA is the approving authority from a planning perspective, Building Control department of the local council deals with the building regulations. Building regulations set the construction standard for design and building work and apply to most new buildings and many alterations to existing properties. Building regulation rules are in place to ensure health and safety in or around buildings. Most building and development projects will require a set of detailed architectural drawings and specification which proves that the construction will comply to UK building regulations. The drawings and specification can also be used by a builder to ensure that the building work is progressing correctly.
