Getting Started

“Always start with a drawing” is our mantra. Test and explore the site or building through rigorous analysis, then trust those drawings as the process of communicating the idea to the builder commences. 

Building work can commence at any time of the year in the UK, we can have wet summers and dry winters, so don’t delay your preparation for an ideal time of year.

Another factor is finance; some projects may need to be completed for a specific deadline or in a certain amount of time.

The first consultation is about exploring and understanding your requirements.

We will spend about an hour with you to understand what you are looking for relative to any contextual constraints and this will allow us to send you a fee proposal to suit your project.

Of course, the first part to any project is to understand what you want and explore this with sketches and ideas to ensure that what you need is explored at the design stage and reflective of your budget.

The right budget for the job depends on the scope of the project, the materials, and labour requirements amongst many other things.

We can provide rough estimates for the cost of your project and will keep within budget when drawing up the designs.

We are always realistic about what is possible within your budget; this is discussed very early on in the process and we offer innovative solutions to see how you can get the space you need at a price that you can afford.

We are based in Berkshire and predominantly cover surrounding regions such as Reading, Bracknell, Maidenhead, Slough, Newbury, Earley, Woodley, Sandhurst, Finchampstead, and Winnersh.

If we can support your project remotely we will; in other instances we will advise it may be more cost effective to hire a local architect. Please speak to us if you are out of our region.

The architectural process is complex and involves lots of stages; we offer a flexible service and can support you from start to finish with all the stages in between.

The start can be even before you have purchased your home through to supporting you once all the building works have been completed and managing builders for you.

Completely, we really want to design spaces to suit the needs of the people we design for, at the heart of that is what you want; it is very much an exploratory and collaborative process and with our guidance you should end up with a space that is tailor-made for you.

Our service is more than getting plans drawn; we want to understand the way you and your family live so as to design your home so that it works for you. A key part of our offering is the design exploration stage, where we will present a number of ideas as to how various areas may work.

Working with us as your architect through the course of your project is likely to save you money in the long run and leave you with a beautiful property that you can be proud of.

Our long training and extensive experience seeks to protect you and your home, and we can help with design and the delivery of your project, including managing builders and advising on suitable finishes to suit your budget requirements.

As each project and therefore everyone’s needs are different, our fees are based on the needs of your project.

We provide a flexible pricing structure that gives you a fixed fee for every stage of the project and you have the option to use us as little or as much as you need.

Design

After the initial meeting we will be in touch to make sure that you are fully satisfied.

We will then develop a client brief including drawings from your ideas and concepts including information about budget and timescale.

This depends on the type of project and what stage. This will be discussed with you at each stage relative to the drawings we are undertaking.

Multiple parties may be involved in the development of your drawings and this can take coordination so it is important to allow sufficient time; don’t forget our role is about more than just the drawings!

The Design Team should be established as soon as possible to avoid abortive work.

We do interior design in-house; please speak to us if this is important to you.

Planning and Regulations

We will help to guide you through this process. We will draw up the plans based on council guidelines and organise any paperwork and arrangements for the construction project.

As part of our planning stage services, we handle the process for you in-house and follow up with planners as needed to keep communication flowing.

Yes, we’re always happy to look into why a planning application might be struggling. A fresh perspective can often uncover solutions that planners are more likely to support.

We’ve helped several clients get approval where their previous design teams had difficulty.

We have extensive experience in working in conservation areas, with a fantastic track record of getting planning first time. We seek to work with the local planning conservation team to design schemes that they can support and approve.

It can add an extra layer to the planning stage; and potentially additional detailing may be required at the beginning which can take more time. If you are in a listed building, let us know at the outset. We have plenty of experience working on listed buildings from Grade II through to Grade I as well as locally listed buildings.

Planning permissions considers in most instances the external aesthetic of the building (a listed building will also need permission for the inside) where as building regulations approvals is about the safety and structure of the build and considers things like drainage, electrics and thermal insulation.

Construction

Once we have completed the Technical Design and tendered the work to find a contractor, we would establish a contract between the client and the contractor.

Yes, we can help with technical drawings. That said, if your builder has not reviewed any detailed plans to provide you a cost you will only have a budget price as they cannot price for something without knowing the detail from the outset.

This depends on if we are engaged for management services for the site stage and the extent of this – we offer a flexible service so it can be specific to the project; but in most instances this will involve a visit every fortnight with some additional visits as the project merits factored in.

We work with a number of teams locally; equally we are able to support you to work with with builders that you may have been recommended by friends or family or local to you.
